An Online Market Evaluation determines a price range of value for your home in the current real estate market. I will need some details from you on your home and then I do an exterior inspection of your home. You will be emailed a detailed report with a recent history and analysis of the market along with a detailed competitive market evaluation of your property. Pricing is based on comparable properties (recent sales as well as current competition), how long properties are on the market before they sell, and our estimation of market conditions in the near future.
Please Note: The price range I will provide you with is based on TODAY, the market can change quickly, so even in a few months these figures should NOT be relied upon without an update. This evaluation is only for a price range, for specific market pricing we still recommend our full Competitive Market Analysis and an interior inspection of your property.
The Competitive Market Analysis is more in depth than the above evaluation. I will come into your home to get a more complete view and then I will present you with a more thorough analysis of your home and competition, as well as a marketing plan of how best to market the sale your home. This is normally the second step to an Online Market Evaluation, but if you are more highly motivated, we can combine both of these steps and hit the ground running.
If you are just curious about selling and contemplating the idea, the Online Market Evaluation is for you.
